Architectural Design Process

Feasibility
Josh Crosbie Architects takes pride in guiding prospective clients through the development process that lies ahead, helping them to formulate their brief and carrying out an initial construction cost estimates. Once the client's needs are ascertained and the site is understood, a fee proposal for various services can be discussed.
Concepts
This stage sees the creation of alternate design schemes for the project- each balancing the brief with the budget and the site conditions. JCA encourage collaboration with their clients to ensure satisfaction with the final outcome. Where planning permits are required, they would be lodged following completion of the schematic design with the relevant council.
Detailed Design
This stage further develops the schematic design with depth and rigour to provide structural cost efficiency, buildability, material selections, detailing, finishes and aesthetic considerations. This reduces the likelihood of cost over-runs and encourages smooth delivery during the construction phase of your project.
Documentation
In the final stage of design, working drawings will be produced to enable tendering and building approval. These drawings will be coordinated with other consultants, such as the structural engineer's design, to ensure consistent documentation.
Procurement
Once the tender package is ready, JCA will recommend the best procurement strategy for each project. This stage includes tendering, value management, contract negotiations and finally coordination of the building permit to allow construction to begin.
Delivery
JCA will provide construction assistance as required and various levels of project management can be formalised depending on the client's needs and the project's complexity
